Under the FCFS model, homes will be allotted strictly based on the order of successful applications, ensuring transparency and fairness in the distribution of these flats in Mumbai. Earlier, on February 2, MHADA had announced this housing sale and scheduled the application process to start on February 5. However, due to certain technical issues, the process had to be postponed. The pricing of these flats covers a broad spectrum, making them accessible to various income groups. The most affordable unit is priced at ₹38 lakh, while the most expensive flat, located in South Mumbai’s prestigious Tardeo area, is priced at over ₹8 crore. The flats are located across multiple prominent areas in Mumbai, including Lower Parel, Sion, Juhu, Andheri, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Kandivali, Charkop, and Shimpoli. This geographical diversity ensures that buyers can select homes in neighborhoods that best suit their lifestyle, workplace proximity, and budget, making these flats in Mumbai highly desirable.
For decades, MHADA housing schemes have been seen as a lifeline for the city’s middle-class and economically weaker residents. The rich want luxury apartments in Mumbai, but the middle class wants affordable homes. Thousands of families patiently wait for such opportunities due to the authority’s reputation for providing quality homes at relatively affordable prices. The sale of these 118 units is therefore expected to benefit a large number of aspiring homeowners. Additionally, MHADA has announced plans to introduce 5,000 more affordable homes in Mumbai over the next two to three months, with a significant portion expected to be located in the Goregaon area. These upcoming projects will primarily cater to the Economically Weaker Section (EWS), Lower Income Group (LIG), and Middle Income Group (MIG), further increasing access to affordable flats in Mumbai.
The application process is entirely online. While registration has already begun, the steps of paying the security deposit, application fee, and selecting the flat will commence from March 4, 2026. Once a flat is selected, the applicant must pay 10% of the total flat price within 48 hours to confirm the booking. Failure to do so will result in cancellation. This structured payment timeline ensures efficient allocation and minimizes misuse of the booking system for flats in Mumbai.
Applicants must meet specific eligibility criteria. The applicant must be at least 18 years old, must be an Indian citizen, and must possess a Maharashtra Domicile Certificate issued after January 2018, complete with a barcode. These measures ensure that the benefits of the scheme reach genuine residents of the state.
For those planning to finance their purchase through a housing loan, MHADA requires applicants to upload a pre-sanction letter from their respective financial institution. Upon verification, MHADA will issue a No Objection Certificate (NOC) in favor of the lending bank. After full payment of the flat price and stamp duty, the allotment and possession letters will be issued, completing the ownership process for flats in Mumbai.
Applicants must also submit relevant documents, including Aadhaar and PAN cards. Married applicants must provide their spouse’s Aadhaar, while divorced applicants must submit a certified copy of the final court judgment. Without these documents, possession will not be granted.
